2023.06.02 15:49 AlfalphaSupreme At what point does it make sense to choose a ducted system

Looking to get heat pumps installed and have been debating between a ducted vs ductless system.
Small two story house (<1300 SQ ft), would be looking to install a heat pump in the 3 bedrooms upstairs and one for the downstairs (small, open floor plan).
How many heat pumps would need to be installed before it makes sense economically to go with a ducted system? Installing 4 individual units in a small house seems excessive--almost hard to believe itd still be cheaper than installing a relatively minimal ducted system. My house is just a square open floor plan with zero corners.
Aesthetically I think I'd prefer a ducted system as well.
Any info would be greatly appreciated.

2023.06.02 15:13 waitaminuteholdup [Wanted] Lawn Mowing Help Needed in Detroit Shoreway/Gordon Square

I have a rental property in the Detroit Shoreway/Gordon Square neighborhood and need someone to mow the lawn while I'm out of town for the next two weeks. It's a pretty small lot (~1000 sq ft) and takes me about 15 minutes to knock out.
I'm open to working with someone long term since it's kind of a hassle for me to lug my mower over each week and I don't have a vehicle that makes transporting it easy.
DM me with any offers or questions.

2023.06.02 13:00 MNFlyingBoat Can I still be exempt from Capital Gains Tax due to 2 out of 5 years living there, if sell my home via Contract for Deed?

I am a snow bird. Moved to AZ a couple of years ago for the winter and changed my residency to AZ.
I need to sell my original summer home this year in order to benefit for no capital gains tax due to living in that house 2 of the last 5 years.
If I sell this home via Contract for Deed, do I still get to claim this capital gains exemption?
Or is this then treated as an installment sale and I will be fully taxed on the gain because the title doesn't actually transfer until say 3 years down the road when the contract is completed.
My consideration for Contract for Deed sale is I could offer the house for a lower interest rate, say 5%, which is the best I can get via investment anyway, which could encourage more potential buyers. I own the house free and clear and don't need the capital right now. But I do need to sell because I have a large capital gain, having owned this house for 30+ years.
It is a bigger beautiful house, but it isn't selling.
The other answer is to lower the price further. I just want a smaller place. Those places aren't cheap.
It irks me to sell this 3700 sq ft home on a beautiful private lot and need to pay 80% of this same price for a crappy townhome 1/3 the size on some busy street.

2023.06.02 10:48 guccimanesdog Not sure if I should file a grievance or what?

basically I lost my swipe in card 2 weeks ago been waiting on a new one, my pt sup had been putting my hours in manually but my sups got switched last week, I was still texting my old sup to put em in though and I wasn’t here til tonight this week, took off for the long weekend. tonight my Pt supervisor was going around making sure people swiped out. I explained the situation to him and he immediately said “you’re in my house now” and that that’s not gonna happen with him and I need to swipe in. I again told him I don’t have one, so we are gonna have to get the FT sup to get on that. I then asked well can I text you my hours for tonight so I get clocked in? He immediately shut me down and said nope gotta swipe in and started walking away. I just said well I need a card and continued my work. Basically telling me to go F myself I’m working for free. I tried to find him after this to make sure he put my hours in but he was nowhere to be found, so I went to the FT and his boss who was also there and told them what happened. I haven’t been teamster for long, but I know something pretty fucked up happened here. Idk if telling sups was enough. My old pt sup and friend was there when I told upper management and he said he’ll connect me with the shop steward on Saturday. Very large air hub btw. I looked up the grievance process and I don’t wanna sit and chat with the guy he’s an asshole. I just want it in writing somewhere or even some time of union response that he did that.

2023.06.02 10:03 NeatKnown Is it bad circulation?

34F, 140lbs, 5 ft 7, ADHD and been on dexamphetamine sulfate 20mg daily for about 8 years. History of issues with anemia and hypoglycemia. New and high stress job, recently married, moved and bought a house. International move 2 years ago from California to UK a couple years ago, struggling to adjust to the weather and wonder if this is related or normal.
I am almost always cold regardless of the season, but especially at night. Often the cold gets so bad I get really really angry and struggle to not be mad. Teeth chattering cold, thermal pjs and still needed three blankets last night and it was like 50 degrees? Husband says that’s not cold and something is wrong.
I wake up and my whole body is itchy in the mornings. My feet and legs flush red when I remove shoes or come home after being out or when I get out of the shower. When touched they go white and stay white for a long time. My fingernails have ridge lines going vertical down them and they are very fragile and flake off. (Toe nails are strong though?)
I’ve always struggled to drink enough water but have been making improvements in the last week and have been able to have at least 1.5 liters a day this week. I eat pretty healthy though not quite as good as I used to, only occasional social drinker. No drugs.
Husband noticed my feet being red and the long time to recover when touched and said that’s bad circulation and I should see a doctor. I always thought my circulation was bad but didn’t realize this was important, I kinda thought it was just a trait like having green eyes.
Are these symptoms worth talking to a doctor about? I don’t want to bother the NHS really, they’ve got enough going on.

2023.06.02 07:43 snow_banksy my dog saw me fall off of a cliff 2 years ago & was the first living thing to get to me. now she’s still afraid of something all the time

TL;DR: title + i’ve tried everything including vets to soothe her. Nothing has really worked. Any advice appreciated! 7 yr old husky mix. is she afraid of me?
2 years ago i fell off of a 40 ft cliff. my dog was with me, and she got to me prior to my friends or EMTs. I don’t remember it at all. I do have vague memories of my dog licking blood off of my face, though.
She’s been beyond anxious since, especially indoors. She’s a seven year old husky mix, which I know means anxiety isn’t a shocking thing; however, NOTHING works! I am at my wits end! I feel like she hates me and it’s awful. I also want to say that I am regularly in touch with the vet as she has been prescribed prozac, gabapentin, and trazedone in the last year. According to two vets, I have tried everything available to buy.
She pants and has those wide, whale eyes. She is especially anxious if she is indoors alone with me, and extra especially anxious if it’s in our house. She became afraid of literally any TV show. Her separation anxiety returned and she still cannot without extreme anxiety or some destruction. Would start shaking just became she was indoors. shoving herself behind tables, etc. where she shouldn’t fit and could hurt herself, etc etc etc. She exhibits no aggression or reactivity. Some of the symptoms ceased once she started prozac as well.
I thought first it was my studio apartment/space related though she’d had no prior issue. We moved into a larger apartment with a balcony. There, she was constantly asking to go on the balcony but I was fine with her being out there. I moved into a larger duplex with a yard next trying to find some way to get my dog back.
I tried Adaptil, both methods. Probably every calming chew on Chewy. Multiple things like toys to increase stimulation, thundershirt, etc. When she began refusing food, I took her to the vet and they put her on prozac and gabapentin. The gabapentin no longer works so now she has trazedone — the vet gave me 3 doses, I have used the lowest and second lowest doses…I cannot afford a behaviorist but I utilize my psychology degree, videos, & trainers posting in facebook groups. She’s always deemed physically healthy.
And she does get exercise. Dog park every other day, walks with neighbors and their dogs, playing with their dogs, playing fetch, etc. I know it’s nothing compared to her following my ex for miles on his backcountry skis every other day; however, I can’t do all of that anymore due to injury. I will sometimes put her in dog daycare just to give her a break from me. Plus, she’s 7 now. She doesn’t love to run more than 2-3 miles now vs 8 miles when she was 4ish.
She wants affection but she just expresses anxiety unless outside. Currently, she’s spending about 8-10 hours a day sleeping in the yard. It’s getting too hot for that.
So long…so sorry…. Could she be afraid of me being alone? Is she afraid of being indoors with me? ANY advice appreciated.

2023.06.02 07:34 WildernessTech Trip food report: Egypt

Hey guys, I just did a 10 day history/culture Nile cruise and wanted to share some of my celiac adventures now that the world is opening up again.
Some caveats, Egypt was just getting its tourism feet under it when the revolution happened in 2011, and then really started to push that again just before the spicey cough hit everyone. So it really felt like I was dealing with a lot of established businesses who had recently replaced a lot of staff, I suspect that a lot of the really experienced front of house tourism folks got hit really bad by it, so the overall institutional knowledge level was lower than what I'd otherwise expect. That said, everyone was super eager to please, most spoke 2-3 languages.
I'll try to break this up into some manageable chunks.
Egyptian cuisine in general: There are a lot of influences, so you get a big mix of foods that are now part of the culture. Breakfast may well have been called Breadfast, because of the number of pastries and similar dishes. But in general they do a lot of grilled meat (halal obvs) and veggies. Spices are pretty direct/simple not a huge number of sauces or dips, so in general lunches and dinners were easy enough, and I'm generally just a coffee=breakfast guy anyway, but heaps of fruit were pretty normal as well.
First hotel, New Cairo Hyatt: massive breakfast buffets, pretty decent lunch and dinner options, I did my usual of "What's the easiest thing the chief can do gluten free" and got a steak and roasted veggies. They really didn't seem to have much ability to do GF baking, or have many good GF options, but again, it's a very new hotel and the staff are trying to learn the needs of their market.
Last hotel Cairo InterContinental: Older hotel, obviously hired in staff from other places in Europe to bring up the training level, waiters had really good knowledge of celiac requirements, and overall had great procedures for dealing with that in the restaurant (had some other problems resulting from new staff, but seemed to be a training issue, and again a massive buffet with almost nothing safe for breakfast)
Train: We did a sleeper train on two legs of the journey. No really safe options for food, think airline meal, but only one option for dinner, and breakfast was three types of bread. Thankfully we didn't have to waste much of the food, as we were able to find folks who wanted it. It's worth mentioning here that while there is a lot of poverty in Egypt, and it's clear who's living kinda rough, there is both a sense of pride and community that meant we saw very few people just begging for food, they were more likely to try to sell something (anything) to a tourist rather than just beg, but we were able to give out the extra food, and it was both appreciated and shared. I don't want to make it seem like it was better than it was, but for a country that has functionally not had a working government for 60 years, they still make things work and get stuff done. It's by far not an ideal situation, but it is what it is, and I ended up with lots of packaged breadrolls to give away. I was able to pick up a few packaged food things that were from the EU so had compliant labels, and that was fine.
Cruise: The Nile cruise had pretty good food selections, pretty big buffet, and the worst day for me had only two options, some grilled chicken and sauteed veggies. Generally, I also had rice or roast potato, and sometimes an option of two proteins, just depending on sauces and such. Very limited breakfast options, and no dedicated deep-fryer, so that did limit some things. No desserts at all apart from fruit.
Food at sites/ restaurants: Generally pretty good options, very upscale places, so good knowledge, but again, lots of buffets, so not ideal, two places were just straight grill/bbq sort of things, so that was fine.
Overall: So as I mentioned earlier, most of the people were super eager to please, and very accommodating, they also tended to speak more than one language. That being said, even though I had a printed celiac info card in Arabic, and a very good guide, there were some times where it was hard to understand if they were just agreeing to be agreeable, or really trying to inform me, or if they didn't really understand my concern at all. I did get tagged out by something at some point. Given that about a third of our tour group got some sort of gut bug, which I think I also got (but who can say for sure) it's hard to know. I was as careful as I reasonably could be, but when dealing with buffets and potential cross-contaminations, it was challenging. That being said, would I recommend a similar trip for anyone else? Yeah, I would. You just need to know yourself, if you have debilitating symptoms, then probably not, but if you can generally manage, then it's likely worth the overall risk. The tour companies and people will get better with time. As I said, something got me, but have no idea what, and realistically it may not have been a gluten reaction, it's very possible that I got a bug early on in the trip and just toughed it out until I medicated near the end (I can be somewhat stubborn). That said, they do "tipped" toilets so having cash on hand for toilets is a thing, they like their bidets, which is kinda good when the guts are not great, and pack a lot of your own tissues/sanitizer. It was really hit-and-miss what places would have no TP, and there was no real way to predict it. The toilets were generally pretty clean when we found them, but again, not always. The general rate was 10EGP but ranged from 5-20 to use a toilet outside of the major hotels, and airport. It was a general annoyance to everyone on the trip, but not enough to be a major problem. I think everyone was more bothered about how many tips were needed that were not really explained by the travel agents, but it wasn't a huge cost factor. Also, we could have gotten away with just handling all that in Euro or USD, in fact, if we were to go again, I'd try to get all the tour costs priced in USD and take that, as it was harder to get EGP in Australia (but we are getting well off topic now).

  12. …same for Bitcoin.

  44. Wow! Ledger just made what is possibly the greatest PR blunder in the history of crypto. Trezor will be poppin’ bottles tonight.
  45. People are claiming that the hysteria is a misunderstanding of cryptography. But, that’s not what’s going on here if Ledger plus one of the other two shard custodians can reconstruct your private key without having to use your private key.
  46. The Ledger Recover FAQ seems to support this understanding as it suggests you use a brand new device for recovery.
  47. Wow. Unfortunate timing for this.

  58. Huge amount of voting for economic self-interest by multi-poolers in the SPO poll. Earlier today (May 21), 84.73% by stake of the vote for K=500, Min Cost 340 ₳ was multi-poolers. Only 15.6% of the vote for K=1000, Min Cost 170 ₳ was multi-poolers.
  59. Large pools also voted heavily for economic self-interest with the K parameter. 70.02% by stake of the vote for K=500, Min Cost 170 ₳ was pools with delegation over 35 million. Only 30.57% of the vote for K=1000, Min Cost 170 ₳ was pools over 35 million.
  60. Apparently Cardano has its own wiki now! Probably better given our previous treatment by the big wiki group.
  61. Rep. Tom Emmer is getting some reactions on the bill he sponsored with Rep. Soto.
  62. You’re really gonna hold up a debt ceiling deal because you hate crypto so bad?
  63. Looks like a few big multi-poolers have voted in the poll since yesterday. Pretty easy to predict what they didn’t vote for.
  64. Reports coming in that DCG has defaulted on the payment owed to Genesis.
  65. Ledger Recover would allow governments to confiscate crypto assets by subpoena? Called “not a real concern in the end.” Really?
  66. Frederik Gregaard on DeFi and regulation.
  67. Don’t Forget, the May Cardano 360 will be on May 25th.
  68. Here’s the daily check-in on the status of the SPO Poll. We have surpassed 590 pools voting (as of May 23).
  69. The Securities and Futures Commission of Hong Kong has decided to get our hopes up with a proposed regulatory framework for crypto exchanges that could mean more trading for coins like Cardano.

2023.06.02 06:09 Sufficient-Rub6961 AITA? Inconsiderate roommate letting large groups stay at our place

Last June, I (27F) moved in with a random roommate (27F) Our space is a duplex that is 750 sq. ft. and a 2 bed, 1 bath.
In Jan., roommie asked if I would be comfortable with her brother, his wife, and their toddler stay at our place for a weekend. She told me they would be out of the house most of the weekend and she would sleep on the couch, and they would sleep in her room. I didn’t understand why a married couple with a toddler wouldn’t feel more comfortable getting a Airbnb if they are visiting their sister who doesn’t live alone, but with a random roommate in a tiny space. I thought it was a financial issue, so I agreed to it. I stayed at my BF’s since 4 adults, one 2-year-old child, 1 giant dog, and a cat would be way too uncomfortable. Later in the week, she texted me saying they would be staying with us AGAIN while they had a layover on the way back for another portion of their trip. I stayed at my place this time and their child screamed all night.
In February, she told me her entire bridal party of 6 and mother would be staying at our place. Again, I am not close friends with my roommate. The appropriate plan for this visit is they should have split cheap hotel given that our space is not conducive for visitors. I wasn’t comfortable being crowded out of my space and decided to stay at my BF’s. I came back to a note from her mom thanking me for letting her USE MY BED. I never gave permission for my space to be used. I was violated. I figured through some passive aggressive behavior, she would realize that should’ve been the last time multiple guests stay at our tiny residency.
This week: I got a text tuesday saying, “Hey! My parents are visiting this Thursday-Monday and staying at our place! They will take my room, I will take the couch” This was the final straw. Sharing our small space and the ONE bathroom with her parents makes me highly uncomfortable. I think it’s extremely disrespectful to put me in the position to either have to share that space with them or be displaced for my home for another weekend with such short notice. I don’t understand how her parents are comfortable living with me either. I replied “Oh shoot. Okay I guess I’ll stay at my BF’s again. Can you please close the door to my room and not use my room? Thanks!” I was uncomfy. She replied, “Definitely won’t use it! But I absolutely don’t want you to feel like you can’t stay. Please don’t change your plans!" She took no responsibility and doesn’t see that this is an inappropriate situation to put your random roommate through for a 3rd time. I shouldn't have to explain that I’m not comfortable sharing the small bathroom/space with her parents. I feel like a normal person would never put their roommate through this, but she doesn’t see that this is wrong on many levels.
Am I the asshole for feeling like all 3 of these scenarios are wrong? I feel like this behavior is extremely abnormal.

Wow… Almost $200/sq ft for this house. I mean I know were inflated a little bit, but this seems extremely high priced.

Can anyone tell me how much weight they think my deck can hold and if it is structurally safe so far.
The deck dimensions is 20ft length X 16 ft width. There are 3 posts on the 16ft side by 4 posts on the 20ft side -- total posts are 13. 9 of the 13 are held with saddles in a 3ft below ground cement that I put, however the posts against the house are on concrete deck blocks.
My beams and joists are 2x8. The joist span is 16inches.
I will add the small pieces of wood that go between the joists tomorrow still (should I put ONE or two pieces between each 2 joists?)

2023.06.02 04:49 A-Type Clarification on backyard fires

We moved near downtown a few years ago and are now starting to look at revitalizing our backyard. Ideally we'd like to have a shed and a fire pit of some sort - permanent or movable.
Clear-cut rules on distances and regulations have been surprisingly hard to find online. I've read everything on the city website, then ended up reading the fire code itself, but the wording is still difficult to follow. Does anyone have experience with the permitting process around new structures and fire pit setbacks?
Here's the relevant sections as far as I can tell:
307.4 Location. The location for open burning shall be not less than 50 feet (15 240 mm) from any structure, and provisions shall be made to prevent the fire from spreading to within 50 feet (15 240 mm) of any structure.
1.Fires in approved containers that are not less than 15 feet (4572 mm) from a structure.
2.The minimum required distance from a structure shall be 25 feet (7620 mm) where the pile size is 3 feet (914 mm) or less in diameter and 2 feet (610 mm) or less in height.
307.4.2 Recreational fires.
Recreational fires shall not be conducted within 25 feet (7620 mm) of a structure or combustible material. Conditions that could cause a fire to spread within 25 feet (7620 mm) of a structure shall be eliminated prior to ignition.
307.4.3 Portable outdoor fireplaces.
Portable outdoor fireplaces shall be used in accordance with the manufacturer’s instructions and shall not be operated within 15 feet (3048 mm) of a structure or combustible material.
Exception: Portable outdoor fireplaces used at one- and two-family dwellings.
(Link to fire code)
Relevant definitions from the same code document:
FLAMMABLE MATERIAL. A material capable of being readily ignited from common sources of heat or at a temperature of 600°F (316°C) or less.
OPEN BURNING. The burning of materials wherein products of combustion are emitted directly into the ambient air without passing through a stack or chimney from an enclosed chamber. Open burning does not include road flares, smudge-pots and similar devices associated with safety or occupational uses typically considered open flames, recreational fires or use of portable outdoor fireplaces. For the purpose of this definition, a chamber shall be regarded as enclosed when, during the time combustion occurs, only apertures, ducts, stacks, flues or chimneys necessary to provide combustion air and permit the escape of exhaust gas are open.
PORTABLE OUTDOOR FIREPLACE. A portable, outdoor, solid-fuel-burning fireplace that may be constructed of steel, concrete, clay or other noncombustible material. A portable outdoor fireplace may be open in design, or may be equipped with a small hearth opening and a short chimney or chimney opening in the top.
Our yard is barely 50 ft square, and the problem is, we'd like to enclose it with a wood fence - which I believe counts as a flammable structure. If the code requires 25 feet distance from a structure, we've basically got no options. But if a "portable outdoor fireplace" will let us do 15 feet, I think we could make that work even with the shed (barely. I've managed to sketch exactly one possible configuration).
The thing that troubles me is the final exception in 307.4.3: "Exception: Portable outdoor fireplaces used at one- and two-family dwellings." Does that mean the 15-ft rule doesn't apply for a single-family property, and it falls back to 25 feet for recreational fires? I could see that being the case to limit this subsection to only discussing use of portable fire pits at campsites and other open spaces, but it would be pretty disappointing.
I know I've visited a few homes in similarly dense single-family neighborhoods around town with fire pits that seemed fairly close to the house. I'm guessing this isn't very strictly enforced but my wife and I are the type to try to follow the rules whenever possible.

2023.06.02 04:02 Expert-Smile-1422 Celebrity wants to rent our house for 2 weeks while filming, how much should I ask for?

My husband and I purchased a historic farm-turned mansion 3 months ago where we now live full time with our kids and dogs. Much to our surprise we heard from an agent today that saw the old MLS listing and reached out. Apparently a well know actress is filming in our area next month and she would like to rent our house for 15 days. We've never heard of such a thing and have no clue how much we should even ask for. Any thoughts on this? For reference, the house is 5+ bedrooms, 5 baths, 8k sq ft, 1 acre of land in a costal south coast Massachusetts suburb.
